Rasameel Investment House Limited is a wholly owned subsidiary of Rasameel Investment Company K.S.C.C., Kuwait. RIH is licensed by the Dubai Financial Services Authority and was incorporated in November 2008 as a Category 3A Islamic Investment Company in the Dubai International Financial Centre.
The authorized activities of RIH as per the DFSA are as follows:
RIH has an Islamic Finance Business Endorsement for conducting Islamic Financial Business as an Islamic Financial Institution. RIH is a wholly owned subsidiary of Rasameel Investment Company, i.e. RIC owns 100% shares in RIH. Headquartered in Kuwait, RIC provides Asset Management and Alternative Investment Services.
The company has recently added an endorsement to hold or control client assets as part of its private equity offering, whereby client monies are held at a designated account until the legal requirements for the purchase of any assets are completed.
The main business activities and services offered by RIH are generally in line with that of the Parent Company.
Muhaisnah labor accommodation - Dubai, United Arab Emirates
Rasameel Investment House has successfully arranged and marketed the deal for a 24 million USD Sharia-compliant real estate acquisition of labor accommodation in Dubai, United Arab Emirates. The acquired property, which spans an area of six thousand square meters, is located in Muhaisnah, which is the only area in northern Dubai that provides accommodation to laborers. The property is composed of four buildings, a restaurant and a supermarket, and includes 540 rooms fully leased through a renewable three-year contract.
The deal yields up to 12% annual cash return distributed monthly with an average expected return of 14% upon sale.
Sunset View Apartment Homes - Renton, Washington
Rasameel Investment House has successfully arranged and marketed the acquisition of a multi-family residential property in the city of Renton, Washington, the United States, under an Islamic Sharia compliant structure in a deal worth US$ 41 million. The acquisition was an important investment opportunity as it generates an annual 8% net cash yield, with a 13% internal return rate. During the five-year investment period, the return on investment is expected to exceed 80%. This investment is particularly important as the supply of new apartments in the city is minimal and the population growth is strong, with Renton receiving since 2010 nearly 1,000 (9.1%) new residents a year. The deal was structured through a joint venture between Rasameel Investment House and The Meter Group, one of the leading management and development companies in the state of Washington.
UK Student Accommodation Investment Programme
The Academy Investment Programme is a series of investments over a two-year period to create a
diversified portfolio of modern, purpose built student housing properties, projecting a consistent
income return. Properties will be acquired in a mix of stabilised assets, forward commitments and
development fundings, to create a balanced, stabilised portfolio. Development commitments and
fundings will be acquired at higher yields compared to stabilised properties, providing an increase in
value as the property develops an occupancy track record. Following stabilisation and aggregation,
consideration will be given to a trade exit; the UK market has seen high demand from large platform
buyers of portfolios, paying prices at significant premiums to individual assets.
